The first step at purchasing your own home is to complete an application. It's important that all information is provided and accurate. You will also need to provide basic information to verify your income, housing and assets. Once the application is complete, we will review. This is typically done the same day. Once we have you pre-approved, we will discuss all options with you and send you a pre-approval letter. Now you are ready to start looking at homes!

This is the most exciting step in the process...searching for a home! It's very important that you get a good realtor to help you in the search. A realtor costs you NOTHING so it's well worth it. You don't want to try to find a home on your own since it is very difficult and you want a realtor on your side. We can refer a realtor to you as well. They will show you homes, help write up an offer and help you through any negotiations, inspections, etc.

Once you find a home you like after searching for homes with your realtor, you will make an offer. The terms of the offer will be discussed with me and your realtor so you are fully aware and comfortable with the terms. Once the seller accepts the offer, you are under contract!

After you officially get under contract, we start the loan process. The initial steps involve gathering documents needed for underwriting, ordering title, ordering appraisal, etc. You will also be required to esign initial documents and your intent to proceed with the loan. Once those are done and all documents collected, your file is submitted to underwriting for review.

Underwriting does a "deep dive" into your credit, documents, etc and decides if any other documents or clarification of anything is required for final loan approval. If there are additional items needed, the processor will reach out and explain them and gather the remaining items needed for final loan approval. It is very important that all documents are provided as needed and in a timely fashion to avoid any delays in closing.

Once the underwriter reviews and accepts all documents, the underwriter will issue a clear to close. At that point, your loan is ready to schedule to close. Typically we try to get your clear to close at least 7 days before the scheduled closing date. We will inform your realtor at this point so they can schedule your final walkthrough before closing. This is also the time to start packing!!

So the day as finally come! It's time to officially close and become a homeowner. You will sign your final paperwork at a local title or the realtors office. Once you wet sign all documents and the deed is recorded, you are officially new homeowners. You will receive the keys and can start moving!
